So You Want To Sell Your Home? Be Bigger, Better & Cheaper!

No matter how much sellers want to fight with us, if you want to sell your home in Las Vegas (or other saturated markets) - you're going to have to give the buyer a reason.  The days of putting the listing in the MLS, a sign in the yard & a lockbox on the door are LONG GONE!

Here is what the average seller (and maybe the average agent) doesn't understand.  When a buyer walks through your home, they know in 60 seconds or less if they want to see the rest.

THEY ARE NOT LOOKING FOR A REASON TO BUY YOUR HOME... They are looking for a reason NOT to. It's much easier to rule it out than it is to find reasons to rule it in!  Don't make them look so hard for reasons to buy your home.  If a buyer doesn't OOH & AHH when they walk in the door, chances are they will forget your home after the next 2 they see.  The only time it's a good idea to be "forgettable" is if you've just robbed a BANK!

 So for heaven's sake people... Give them incentive to STOP looking & GET BACK TO THE OFFICE to WRITE AN OFFER!

Be Bigger, Better & Cheaper & I guarantee you will sell your home FASTER!

In a declining market... He who sells last will LOSE the most!

Simple and strait to the point!!! All you here on AR the past couple of months is doom and gloom. You just need to do your job and work with clients who understand that you can always sell your house in any market if they follow the simple formula that you just stated: Be Bigger, Better & Cheaper.

Thanks John.  That's one thing I have never done is fall out of bed & sell a home.  Although I have sold them a variety of other ways!

It's so straightforward, really! If sellers could eliminate the emotions from the equation, they would SEE what we see!

Our market is also saturated with inventory (4,876 homes - 190 sales per month). You are absolutely right, buyers are only willing to pay the price of the cheapest home for the biggest and best home available.

Depending on how you run the numbers, we have over 28,000 homes/condos for sale in the Greater Las Vegas/Henderson area.  Selling approx. 1800-2000 per month.  I feel your pain. Yikes!

Sue, You are 100% correct.  Wether its a house or just your business card.  The one at the top of the pile gets more attention so stay at the top of the pile!
