During a home inspection it is very important for your home inspector to pay special attention to the thermally insulated windows. A thermally insulated window can play a major role in preserving and preventing energy loss. Many homeowners aren't overly concerned with minimal energy loss but an uninsulated window can be quite a concern when it involves major conditioned air loss. Numerous defective windows(4-6) can also cause substantial energy loss which is noticed when the power bill is received.

Often times a window that has lost its insulation seal can make the one difference between a room staying at a comfortable temperature vs. staying cold or hot.

Windows that have or are beginning to lose their seal can often be difficult to identify without Infrared Technology. Some windows show no signs of damage such as a crack or break but can still be damaged.

The picture below shows a defective thermally insulated window. The windows were in new condition and but as you can see one of the windows was defective. Luckily the windows were still under the manufactures warranty. The home buyer was able to get the defective window replaced for free vs. paying out of pocket in a few years down the road.

This is great technolgy. I will ask home inspectors if they use this technology next time.
