You may be reading and hearing that now is a great time for real estate investing because of the incredible amount of foreclosures and deals that exist all over the country. Believe it, it's true. I see one deal after another in our own Metro/Omaha on any given day. One thing is for sure that if want to be more successful, a strong partnership and relationship with an experienced Realtor that is also an investor will make your experience much more successful, productive and rewarding.
My guess is that if you are having problems with your heart you would not go to your family practitioner but you would want the very best possible cardiologist? What about help with your tax preparation, would you go to anyone to prepare your taxes and someone that is not aware of the newest IRS regulations that could cause you to pay more taxes than necessary? or would you go to an extremely knowledgeable CPA?
Why is it that we don't take the time to find out more about the knowledge and expertise the Realtor has when dealing with investment properties. Would you feel real comfortable if you happened to have more knowledge than they do? I can assure you that if they happened to own some rentals and have flipped a property you will be in great hands.
I hope you will not feel obligated only because they sold you your personal home are your friends etc.
When it comes to taking advice it is always better to listen to those who have actually experienced the things they talk about directly. This was something that I appreciated form the Realtor that got me started buying rental properties back in 1972.
Working with experienced realtors that are also investors will be a huge advantage to you. Think about the practical experience and knowledge they can share with you. They can help you analyze a property to determine if it is a good investment either as a rental or a flipper and much more.

1. First, find an experience Realtor that is also an investor and is in the trenches every day.
2. Commit to your Realtor because they will work hard and help you finds more deals than you thought possible. This business is based on Loyalty, relationships and trust. It works both ways. If you are loyal to your Realtor. As a good investor you must realize the importance of having a good real estate agent in your corner. It can mean the difference between success and failure.
3. If you buy for the long term (generate wealth) or to flip (make a living), guess what? The Realtor will be a wealth of information and most of the time they will let you know of deals before they are even listed.
4. Use the same Realtor to sell the property you bought to flip. (Why not, they know all about it from start to finish). If you stay loyal to the Realtor, guess what? They will find YOU more and more deals.
In conclusion, Investor Loyalty + Realtor Loyalty= Success. There is NO misunderstandings here....Agreed. Invest in Real Estate Today - you will be glad that you did but do not go it alone, get the training, coaching and mentoring you need from your Realtor and reap the rewards this business can bring to you.
