Direct mail marketing is a "back to basics" method of finding business that I have been using for many years. Since my niche is the listing end of the transaction, I use direct mail marketing to find new listings. However, there are many other uses for direct mail marketing. I also find 55+ age group buyers for my active adult communities by using direct mail marketing. I mail to that age group throughout many towns in Norfolk County in Massachusetts to advertise 55+ condos. It brings activity and transactions to that inventory.
When I'm searching for a specific type of property, I use direct mail marketing to find that entity. I was, at one time, interested in purchasing a single family ranch style home as an investment property for a family member to rent from me. I sent out over 100 cards and received 2 responses. I bought one ranch directly from the homeowner before it ever came on the market. That was six years ago, and I still own that home. The other one I referred to one of my team members to list.
Several years ago, I had one developer who could not find land fast enough. I did a mailing in 25 towns to land owners of parcels of 10 acres or more and offered a "commission free" sale. My phone rang for months!!! I put eight land deals together from that mailing. Many of the parcels were flipped to other developers, and I collected a commission on those transactions. Direct mail can be used for many specific purposes. Don't underestimate its value. The return on that investment can be extraordinary and immediate.

Thanks for sharing that great post. We have somewhat slacked off of mailings recently, but we have always had good results with it too. Sounds like we need to pick it back up a little more.

I get most of my listings from direct mailing, too. I farm my neighborhood religiously and have had an amazing return.

Barbara, good point! We can't forget about direct mail as we forge more and more into online. Direct mail will always have its place if you use it right. You just have to find creative ways for it to be cost effective.

Peter....it's a great way to market to the masses.....if you are only marketing to small numbers, you get nothing.
I am so happy to read this post and all the positive comments about direct mailing. You are so spot on with your comment about the 55+ market - - I have a condo listing in an Adult Community & I get nothing from my usual internet marketing - - it's print, classifieds, and post-cards for most of those folks! It's just part of the mix we have to employ.
Terry.....the older the buyer, the less likely they are to look online for real estate.....we do need a mix of marketing techniques....it depends on what you are marketing.....old is print and postcards work the best.....
Sounds great, but where do you do you get your mailing lists?
our mls has public record lists.....I do the entire town....you don't have to do that many.....if your mls does not have that feature, you can buy names and addresses for short money through www.accudata.com
well im glad i found this post. as with many of the other comments, i have stayed away from direct mail. i didn't think it worked. but i just read gary keller's book and well...he says do it. your post is confirmation. thanks alot. i just have to get the mental block out because of the costs.
Dee....I did not read Gary's book, but I can assure you that direct mail marketing has worked for me for many years.....it's always been back to basics for me.

I still use direct mail and have great success with mailing expired letters & "Just Sold" cards.
Jean-Paul....it will never grow old.....for the past 32 years I've used just listed and just sold card along with a monthly mailing that has increased to 7,100+ names for free market analysis....my team and I are listing agents and this is how we replenish our inventory as it sells.....
Barb, are you doing First Class or Standard Pre-Sort postage? Also, you mentioned "in-house" marketing. Do you mean that you have automated folder/inserter machines and production printing devices?
Johnny....we have a bulk mail permit.....in-house means they do it all....we have all of the machines for printing and cutting the postcards.....they deliver the load to the post office also and I get billed at the end of the month....before we had a marketing dept., I used sparrow and jacobs for my postcards.
