I do a much more thorough Market Analysis than what was described in Tip 1 that includes building materials quality, county appraisals in your area on comparable homes, previous sales of comparable homes, previously expired prices of homes that did not sell, and a whole lot more to help you decide on the best price to sell your home.

Remember, when REALTORS® show your home it is probably being shown at the same time as other homes.  Your home must be the best home with the best value with the least amount of work needed in order to move right in.  When you list with me, my first job is to sell your home to other REALTORS® and then together we work at selling your home to your buyer.  So in reality, I have to sell your home twice!  If I cannot sell your home to other REALTORS® due to the price being too high, or the home needs lots of work, or it is not the best value on the market, then your sign will continue to read “For Sale” because other REALTORS® will not bring their buyers to your home.  If they do, it will be to help them sell a different house that is priced lower and is a better value.

Case in point, I placed my own home of six years on the market last Friday and Sunday it sold.  Because I did the homework and the seller listened to my advice about where to price it :) the offer was made that was accepted.  Of course, people could say it was priced too low if it sold that quickly.  However, it is not that it was priced too low but that it was properly priced.  Again, let me do the homework.  I will give you an estimated range of when your property should sell at various prices.  You then pick how quickly you want your home to sell and price it accordingly.
