The chart below shows the current number of homes for sale under "Active Listings".
243 homes sold in Kansas City zip code 64113 during the year of 2009. The lowest sold price was $65,000 for a 1 bedroom, 1 bath condo in the 333 W Meyer Bldg. also known as the "Blue Building" or the "Blue Goose." The unit that sold at that price needed extensive work. The highest price paid for a home in zip code 64113 during 2009 was $2,100,000. This was a 6 bedroom, 6+ bath home in meticulous condition.
The 64113 zip code just happens to be one of the more popular zip codes for home buyers in Kansas City. It includes Armour Hills, Meyer Circle, Sunset Hill, Romanelli Gardens, Brookside, Brookside Park, Country Club District and many other subdivisions in what is commonly referred to as "Brookside," The 64113 zip code extends from just south of the Plaza south to the Waldo neighborhoods and west past Ward Parkway to State Line Rd. and east over to UNKC and Rockhurst.
Landmarks in this area include Loose Park, St. Teresa's Academy, The John Wornall House Museum, Cosentino's, the Brooksider, Avenue's Bistro, Charlie Hooper's and the Roasterie.

As you can see, a home that is priced, marketed, and shown properly will sell in a timely manner in this area. Many people want to buy a home in Brookside when they move to Kansas City. It's a popular area.

Now, when you go up in price range, you have a smaller buyer pool so you would expect that these homes will take longer to sell - and they do. But the home that sold for $2.1million sold in 95 days. Another sold for $1.2million in 99 days. One of the 6 homes that sold for over a million dollars took 1,048 days to sell.Basically, we have the same scenario in the million$ + price range: out of 6 homes that sold for >$1million dollars in Kansas City zip code 64113 last year, 2 sold fairly fast, 1 took forever an a day, and the other 3 fell in the middle.
