Personal Experience (not advertising)

My Color Copies  absolutely delighted me with pricing, service, and delivery. If you do color printing of any kind and can order in the 100+, you will be so glad you read this blog and followed up.

I have not been doing exterior flyer boxes for awhile. My goodness! There are SO many ways to get property information. You can call the 800 Realty Hotline to get verbal and then get a fax on demand. You can get fliers from the local MLS site, web sites, realtor.com, your agent... On top of that, I stopped doing exterior flyer boxes for many of the reasons stated in the referred blog by Jim Crawford. Real Estate Flyers Outside the Home A Necessary Evil! by Jim Crawford (165 Comments)

I began re-thinking exterior flyers when I began searching for something more to do to stir up interest in my listings, especially the one at 24375 Oak Island Drive in Pass Christian. I drove through several of my listing neighborhoods with the above blog in mind and asking my Higher Power to open my eyes.

This is what I saw: Major upscale gated/planned Golf Club Community, 10 MLS Listings and 2 to 3 FSBOs. Not a single flyer box.  Hmmm. Is it worth it for interested parties to take fliers with my contact information? Is it worth it even if they don't call this 6 months, or call on this particular home? Is it worth it if the flier is saved for reference? I voted yes. (I visualize flyer taking as even more filtered than someone picking up a business card, or giving a click to your web listing.)

I was impressed that these could not be ordinary flyers. I had to give it my all, or not do it. I was obsessed with doing double sided color. I wanted to do one side listing, and one side market update, personal and community info. The first batch of 100 copies would have cost around $175.00 through local chain type printing services. My Color Copies: $47.00, full color both sides on 28lb glossy paper,  delivered next day. WOW!

I downloaded my Floor Plan Online flyer from http://seetheproperty.com/1224. I figured that the floor plan is one of the most interesting facets of this home, plus from the front you can't tell its as large and spacious as it really is. I chose to leave the price off and encourage the sellers to add the price in pen with initial if they want to.

The second side took a long time, but I think is worth it because through the process I gained several other break-through ideas.

Back flier

Needless to say, my sellers were delighted. They put 5 at a time out and have a blast watching cars stop by to pick one up. We haven't had a call from a flyer pick-up -yet-. If I never get a call, I am still committed to doing flyers again. The affordability factor helps a lot. Next blog--How to recover your cost of flyers before you sell a house because of the flyer.

I also chose to go with a stand alone box with REALTOR(r) logo. My rationale: I am a due paying member. NAR spends a lot of $$ in marketing the association and the Logo. I believe the Logo carries a high degree of recognition and a certain degree of comfort. In my opinion it gives a warmer "feel" than TAKE ONE by itself.

We'll see what happens. Any bets on how long it will take other flyer boxes to spring up in the subdivision?

7 Comments on Flyers or Fliers--my vote is YES! ...Especially When No One Else is Doing Them:-)

Flyers work great in this market. I use them black and white. I get lots of calls on them. I sell several homes per year which means 25k to me so that is the incentive. Katrina blew or washed away most of my old ones.

I do flyers as well, & leave out the price so they have a reason to call. I also put some interior photos.  I am in a sea side community so I love to get my web-site out there. I also have info about  grants ( free money) available in my state. that reallly gets them to call.

Very nice Suzi, I just recently started using flyer boxes again. I print my own flyers so I can make changes more quickly when needed. I really like your layout. I had thought about making it two sided but had not done it, but after reading this I think I will. Thanks for the motivation!!!

We use flyers and flyer boxes on all of our listings that allow signs. Two sided flyers with color photos, bullet points and ALL the information - price, taxes, insurance, etc. Also points them to the property website where they can get even more detailed information - downloadable flyer, survey, aerials, more photos, property disclosure, neighborhood information, etc. If the property doesn't suit a prospect, why have them waste a call. Market to the ones who WILL like the property.

What do ya'll think about putting the rest of my listings on the back of a flyer?

  • Bryant, I thought of putting listings on the back; but I forgot. Usually if I forget, there's a subconscious reservation. I see no problem with doing so, especially if 1 side is devoted to the specific property. Then of course we can always encourage visiting our website to check out our other listings.
  • Sharon, I agree with you about information. The reason I left the price off, (and may continue to do so) is to allow for price changes. Again, they have the MLS#, website, and phone #. Insurance--I hesitate to put on a flyer because true insurance rates depende on variables on the buyer side, i.e., credit, claims history, etc.
  • Karen, great idea about grant info. This would work well in neighborhoods that meet the maximum grant qualification.
  • Eric, nice to hear from you. My husband and I visited New Orleans earlier this week. I have some beautiful photos. Do you need some to upload to localism.com? The French Quarter is looking good!

I love flyers.  There are so many good uses for them.  Highlight the home, get your name out there, pre-screen buyers, advertisement of you other listings in the area in other price points, etc.  Why someone wouldn't want to use the (other than cost) is beyond me!
