I have not been doing exterior flyer boxes for awhile. My goodness! There are SO many ways to get property information. You can call the 800 Realty Hotline to get verbal and then get a fax on demand. You can get fliers from the local MLS site, web sites, realtor.com, your agent... On top of that, I stopped doing exterior flyer boxes for many of the reasons stated in the referred blog by Jim Crawford. I began re-thinking exterior flyers when I began searching for something more to do to stir up interest in my listings, especially the one at 24375 Oak Island Drive in Pass Christian. I drove through several of my listing neighborhoods with the above blog in mind and asking my Higher Power to open my eyes.
This is what I saw: Major upscale gated/planned Golf Club Community, 10 MLS Listings and 2 to 3 FSBOs. Not a single flyer box. Hmmm. Is it worth it for interested parties to take fliers with my contact information? Is it worth it even if they don't call this 6 months, or call on this particular home? Is it worth it if the flier is saved for reference? I voted yes. (I visualize flyer taking as even more filtered than someone picking up a business card, or giving a click to your web listing.)
I was impressed that these could not be ordinary flyers. I had to give it my all, or not do it. I was obsessed with doing double sided color. I wanted to do one side listing, and one side market update, personal and community info. The first batch of 100 copies would have cost around $175.00 through local chain type printing services. My Color Copies: $47.00, full color both sides on 28lb glossy paper, delivered next day. WOW!
I downloaded my Floor Plan Online flyer from http://seetheproperty.com/1224. I figured that the floor plan is one of the most interesting facets of this home, plus from the front you can't tell its as large and spacious as it really is. I chose to leave the price off and encourage the sellers to add the price in pen with initial if they want to.
The second side took a long time, but I think is worth it because through the process I gained several other break-through ideas.

Needless to say, my sellers were delighted. They put 5 at a time out and have a blast watching cars stop by to pick one up. We haven't had a call from a flyer pick-up -yet-. I also chose to go with a stand alone box with REALTOR(r) logo. My rationale: I am a due paying member. NAR spends a lot of $$ in marketing the association and the Logo. I believe the Logo carries a high degree of recognition and a certain degree of comfort. In my opinion it gives a warmer "feel" than TAKE ONE by itself.
We'll see what happens. Any bets on how long it will take other flyer boxes to spring up in the subdivision?
Flyers work great in this market. I use them black and white. I get lots of calls on them. I sell several homes per year which means 25k to me so that is the incentive. Katrina blew or washed away most of my old ones.
