Luxury Market Update Pinellas County Florida July 7, 2007

At the end of June, Pinellas County, Florida has 583 homes over $1,000,000 listed in the Multiple Listing System and 422 condos over $1,000,000 according to statistics just released by the Pinellas Realtor Organization. The absorption rate for single family homes is 2.7% and for condos is 0.9%. Sales of single family homes were up from the previous month, condo sales were down.

The most expensive home listed is Matt Geiger's home in Oldsmar, with 28,000 sq ft, listed for $19,900,000. He's selling it because it was designed for his bachelor years. He has asked the county, however, for permission to put in a heliport in order to make the property salable.

Neal - yes, Matt Geiger is the basketball player. He also collects exotic animals, but I haven't seen that they go with the property.

This is interesting info, Sharon.  A 28,000 sq. ft. home -- you'd need a full time cleaning & maintenance staff.

Hey Sharon and Simms Team- I talked to a home stager about assisting with a brokers open in the clearwater/largo area for homes in the 1.5 - 2.5 million price range, do you know what is happening in that price range?  I saw 2.7% absorbtion rate, but not sure what that range is for?  1 million and higher?  

Also, are you interested in showcasing or attending?

Scott - yes, the 2.7% absorption rate is for single family homes listed over $1,000,000. I appreciate the offer to participate in the brokers open, but we've found that holding brokers opens isn't the best use of our time. We like to make personal calls to those agents that we think may really have or get a buyer for the property and offer to show them the property individually, at whatever time fits their convenience.
