Baby Boomers did what everyone else was doing in a strong housing market and moved up into bigger houses. As they look forward to retirement, they find themselves realizing that they don't need or want that large house any longer. So now what is the problem? Who do they sell to? The younger generation may not want large homes or may not be in the position to afford to move up. Marketing of larger homes needs to be thought out and introduced in the right media to attract the most responses. Technology is where these buyers will be searching for a home and agents need to be on top of this.

The Baby Boomers are facing another problem in that for some, the bulk of their net worth is in real estate. During the vast growth in real estate over the last 10 years, many baby boomers saw their home sky rocket in price. This lead to the idea, that their homes value would provide more money for financing their retirement. As prices have fallen in all housing markets, some retirees have had a hard time letting go of the gains they felt they had and others feel they can't retire without that extra cushion. It is sad to realize that you don't have as much money to retire as you thought you had. The one thing to keep in mind is that it is "a wash" on the price of housing. You sell in a down market and buy in a down market. You sell in an up market, you buy in that same up market. Very few have the chance to do it perfect "sell in an up market and buy in the down market". If I knew how to do that I'd be rich right now!

 Make a list of what you want to do with your retirement years! Decide where you want to be? What can you live without? Remember family is important! I can say the most important statement, I hear from buyers in a retirement community, is that they moved to be close to their children and grandchildren. Some had already thought they were settled in their retirement home and after a couple of years they were moving to be closer to family. They bought the life style they thought was important to them, only to find they are now grandparents and want to live close by to see their grandchildren grow up.     Casta del Sol, Mission Viejo, Ca is one place to check out!  

Activities, hobbies, doctors, medical facilities and a sense of community are some things to keep in mind when picking a location. Remember you don't need extra space to store stuff in, you need space to live and be with your family. You need a community where you can be with others that enjoy the same interest as you, so that you can still have your life and be near family. You don't want to move to be near your children and rely on them solely for your entertainment. You would become a burden and none of us want to do that. We are the generation that wants independence and to be active till we're in our late 90's. It is up to us to keep going!
