Hidden Home Defects to Watch For

By
Real Estate Agent with Century 21 New Millennium

When purchasing a home whether a foreclosure or owner occupied home there is a potential for hidden defects.  It is always recommended to have a home inspection done so you are aware of some of these issues and request to have them repaired by the seller. This can save you a lot of money in the futures.

No home is flawless, but certain physical problems can be expensive. Watch for:

  1. Water leaks. Look for stains on ceilings and near the baseboards, especially in basements or attics.
  2. Shifting foundations. Look for large cracks along the home's foundation.
  3. Drainage. Look for standing water, either around the foundation of the home of in the yard.
  4. Termites. Look for weakened or grooved wood, especially near ground level.
  5. Worn roofs. Look for broken or missing copings and buckled shingles as well as water spots on ceilings.
  6. Inadequate wiring. Look for antiquated fuse boxes, extension cords (indicating insufficient outlets), and outlets without a place to plug in the grounding prong.
  7. Plumbing problems. Very low water pressure, banging in pipes.

Great tips.  I perform a preliminary inspection of these and other items when my client is considering writing an offer.  We compare my findings to the Sellers Disclosure and get what information we can.  Then of course, we always require an inspection from a licensed building inspector.

Great information! We always look at the seller's TDS and recommend a home inspection to my buyers. Have a great 2010 to your team.

yes all of these are costly to fix, hopefully the inspectors will find them. If known in advance it helps to get them fixed or a written estimate of cost somethings helps get the dwelling sold faster.

Good info.  In our area I would add Chinese drywall and aluminum wiring.
