Am I too late for a short sale? I just got a notice of default from the bank. . .

Time is not on your side. . .you should act fast.

With most lending institutions, you can begin the short sale process as late as a week or two before the scheduled foreclosure date but it will depend on your particular situation.

When I list a home as a short sale, I immediately  contact the bank on your behalf and try to convince them to wait for us. . since a short sale will probably bring them more money than a foreclosure. Most of the time we are successful doing this.

But just remember. A lot goes into the process of a short sale, and is very dependent on your financial situation plus  your ability to show a hardship to the bank. It is not an easy process, but with the correct PROFESSIONAL experience it can usually go quite smoothly.

In Maryland usually the homeowner gets two notices from the bank's attorney. First comes the "Intent To Foreclose(NOD Notice Of Default")and that follows a few weeks later with the actual date set of the foreclosure.

For Virginia, is a little different and you should contact someone inmediately. . in Virginia unfortunately for it's residents. .the foreclosure process is a lot faster compared to Maryland.
