I sell real estate and I manage properties. Everyday I help people move. Since everybody must live somewhere, I think I have the perfect combination. Either you own, rent or live with someone who wishes you either rented or owned your own place. I work with all these people.
Not everyone is in a position in their life where they can or should own a home. Sometimes there are circumstances where being locked into a home for three to five years (breakeven period for owning/selling a home) just is not practical. For some, the job and move are temporary. For others, maybe their credit is not strong enough, not enough money is saved up for downpayment, or they would rather wait until they are married. Every situation is unique and requires an attentive ear and sometimes some patience. I meet these types of people nearly everyday.
So what does this have to do with being a property manager? Everything. If I can't sell someone a home, I will do everything I can to find them a rental. This is why I love being a property manager. I am still able to bring two parties together to find a new home; whether that be an apartment or single family home.
What is a property manager? As an exclusive property manager, we advertise, show, and ultimately lease your rental properties. Your properties will be advertised by computerized and various print media. A website may be designed specifically for your property and include a virtual tour of the units.
Tenants are screened through an initial prequalification process and later through a credit, criminal, and reference check. My team works very hard to bring you the most qualified tenants. Once a tenant is selected, we prepare and sign the lease.After the tenant is placed, our management services continue. We collect rent, perform periodic inspections, schedule and/or perform repairs, and remain on call 24/7 for emergencies. In the event an eviction becomes necessary, we facilitate all appropriate paperwork. Itemized monthly statements are provided for each unit.
Our success comes from the relationships we have with both our clients and the tenants we serve. Happy tenants tend to be long-term tenants. Long-term tenants tend to pay early and treat your property with respect. Properties managed well have a higher rate of return and command a greater resale value.
Sioux Falls is a great place to live. I absolutely love working with buyers, sellers, and landlords. I graciously work with single family dwellings all the way to large multifamily complexes.
