You have moved into a new house.

You love it and can't wait to make it your own.

You also know that it is not your forever home. Your needs will change as your family grows or you have plans to keep moving up in the housing market. Your job moves you around a lot.

For whatever reason, you know you will be selling this house in a few years.

Your Realtor has helped you find a home in a location with good resale value so you are safe there.

But what about decorating? Should you decorate to suit your personal tastes? Will you paint the walls the latest colours? How will it affect the resale of this house?

 

Stagers recommend the envelope or walls and flooring of the house be kept neutral. This allows the buyer to move in and live comfortably with any colour of furnishings. It means that the buyer has to do less when they buy your house. The buyer may change the paint down the road but initially your house is in move-in condition.

How do you get what you want and what the buyer needs in the future?

 

 

 

 

Paint the walls a neutral colour. Choose flooring in a neutral colour. It will set you up for resale.

 

 

 

Bring in those colours you love with accents. Throw pillow, curtains, throws, art work, china, vases,towels and area carpets are all items that can bring in the colour scheme you want. The great thing about these items is they go with you to your next home. Carry the accents throughout the house so that your colour scheme flows from one room to another.

 

 

 

 

 

 

 

If you just have to have that colour on your walls, choose a small accent wall or do some colour blocking instead of the whole wall. When you decide to move you or the buyer will have less to paint out.

 

 

 

Remember when you sell your home you want it to apeal to the largest section of the market possible.

 

 

 

 

 

 

You don't want to have a large project ahead of you when that transfer comes through.

Save those strong, trendy colours for your accents.

We just moved recently and we don't plan on moving for a long time.  I told my wife she could paint the walls whatever color she wanted (except pink).  Knock yourself out I told her.

Hi Janice~  It is so much easier when you move if you don't have to go through and repaint everything a neutral color ....  accent pieces can just go with you to your new home!

John that's great. If you plan to be in a house for a long time you should do whatever you want. By the time you sell, the house will need painting again and you can go to neutral colours.

Vickie, I agree! When you go to move or that current colour becomes passe it's a lot easier if the colour is on an accent piece ;)

Thank you Liz. I'm not a fan of white walls. They can be very cold looking. This client had lived in the home for over 2yrs without accessorizing.
