What distinguishes a full time agent from a part time agent?  There are agents who work solely in the real estate business and do not have another job.  Does that make them full time agents?  Does anyone in the real estate business work less than a 40 hour week?  I've heard agents who admit they work in this field just because there is flexibility of hours spent working.  I'm not sure if I understand exactly what that means!!!  I've been doing this job for 31 years, and I'm still waiting for my hours to become more flexible!! 

I actually feel offended when real estate agents request to join an office on a part time basis.  I would never hire an agent who does not want to commit to a full force effort.  There are agents who only have this one job and describe themselves as full time, but they are not industrious.  The ideal full time agent is one who is positive, dynamic and energetic with an eagerness to earn and learn.  That's my definition.  Wake me if I'm dreaming!!!

Barbara- I work in Real Estate full time but not full time hours. I have a very flexible schedule because I run my company like a business. I also am a full time mom and a wife, I am a full time homeschool mom too. That is a lot of full time jobs! I never work on Sundays. I teach all the agents I coach to recharge their batteries one day a week. I don't care what day it is, but one non real estate day per week. If you have a husband, wife, kids, significant other; this is crucial. I seldom work Saturdays- that is my day with my kids, we go to the beach, we do homeschool science projects but I do blog on Saturdays. 

How can I do this? Delegation is the key. I have a full time listing manager,  an expired listing mailing manager, a husband who is a super follow up person and takes care of our data base and follow up and negotiations. I have a full time VA. We have 2 buyers agents. Nestor and I are strictly listing agents. We get most of our our listings over the phone and email. We have a title company who processes our short sale paperwork but we do all the negotiating and contracts with sellers and short sale lenders. After being in the biz for 25+ years, I finally found a way to make it all work and to do what I love. I delegate anything I don't like to do. I get to live my life doing what I love which is a result of finding Active Rain in June of 2007 and what I have been able to accomplish through Active Rain. Katerina

Oh Sorry, I wanted to say the thing that bothers me the most about those agents who say they do real estate part time is when they call us for showing instructions and you can see on the caller ID that they are calling from the school district office or the sheriff station etc, that means they are not doing their job where they have their 'full time' job and more importantly they are working in Real Estate while I am paying for their government paycheck! Does not fit well with me!

Katerina....WOW....good for you.....that sounds like what my team does for me.....I'm still fully involved, but they do the actual work.....you are not part time....you are full time....there's a difference between you and a part time agent....just because we don't do the footwork, does not mean we are not working.....our heads are always in the business.

There seems to be an abudance of "full time" agents who don't answer their phones. Could it be that they have "part time" jobs?? Which makes me think there should be some type of legal disclosure for their sellers. Don't you think sellers might want to know that their agent has a "part time" job?

Scott.....I agree with you 100%....there are too many agents with other jobs who take listings and then fall off the face of the earth.....there are "full time" agents who also do that.....a blog yesterday spoke about purging the AR system.....I wish there was a system in place to purge those in the real estate business who ruin the reputation of reputable agents.

There are a number of part timers in my office, as well as full timers who rarely come in, so I guess I consider a full timer anyone who's only job is real estate sales.  Where you work from means little these days.

Jeff.....I also have full time agents who work from home and they are heavy hitters.....it's not where you work from but how you work.....if your head is in the business, you're working....it can be from anywhere.

Barbara - What about the full-time agents with a part-time attitude.  The ones that don't want to drive 40 miles to show a house, so they call you to show your listing to avoid the drive.  I guess that's part-time representation for their clients - since no one is there at the showing with them. I always wonder what their clients are thinking.

Susan.....that's a great description.....full-time agents with a part-time attitude.....there are too many of them in the business.....it's just too easy to be lazy and they are the agents who do not care about representation, just their commission.

When I want a service, I want the best and to me the best is somone that is in the game and actually playing and is not on the sidelines.  I find that I am learning, learning, and more learning and that only translates to a benefit for my clients.  I don't understand the part time of any business, that translates to a hobby, and not a business.

Barbara, I believe a full-time Realtor® is an agent who puts forth 100% into helping their clients buy or sell a home, and who is available to answer their questions and concerns in a very timely manner.  I don't think you can do this part-time in hours or spirit.
