Madison Connecticut Home Sales : Mid-Year Update

Single family home sale prices in Madison remain the highest along the shoreline of New Haven County but have dipped more than the neighboring towns of Guilford & Branford.  Prices this quarter are about 11% lower than the same period last year and close to the 2005 price level.

Second Quarter of 2001 :   84 homes sold with the median price of $326,000

Second Quarter of 2002 :   84 homes sold with the median price of $381,000

Second Quarter of 2003 :   80 homes sold with the median price of $452,000

Second Quarter of 2004 :  102 homes sold with the median price of $457,500

Second Quarter of 2005 :   92 homes sold with the median price of $537,500

Second Quarter of 2006 :   77 homes sold with the median price of $608,500

Second Quarter of 2007 :   80 homes sold with the median price of $542,000

Impressive jump in prices...  and helpful to see in writing that the market is NOT as bad as everyone makes it out to be.  Yours sales per quarter have averaged out ok...  Nice graph (I don't know how to do that!)

Missy... The graph took bit of work several years ago but was done with Excel.  Now I just extract the quarterly closed sales and the graph updates after a few minor adjustments.
