I was invited to a chapter's "Visitor's Day" in late 2006.  It was quite a drive to this chapter's meeting location, so I vasilated as to whether I should join this chapter.  There had been 4 Realtors at the meeting that day, so my being hesitant cost me the slot -- someone jumped in ahead of me.  That same day, I made the decision that I'd try to start a chapter, closer to my home.  (After consulting with God, and the Exec Director for our State, I felt like I had the "GA" signal).  

I knew of a few others business people whom I thought might be interested, and I followed up with other visitors whom I had met on that visitor's day.  I wanted to see if they were going to join this other chapter (the longer distance one) or whether they might like to be in one a little closer.  Both efforts quickly netted two interested parties, but only our original P&C fellow panned out (so he and I blazed the trail).  We met a couple of times and stared across the table at each other.  Not too exciting but you have to start somewhere! 

Being the bright fellows we were, we knew that wasn't going to bring us much business, so I kicked it into high gear to continue to invite people.  Fortunately, our Executive Director had the name of someone who wanted to join - a CFA, and he quickly joined.  Then I got busy and found an accountant and a lawyer.  (As a Realtor, you probably want to find people who you know you can work with and are friendly to you and your business.  This is one of the reasons, IMO, that Realtors make good founding members - they already know a lot of different business people).  Within a couple of months, we got to our core of 6. 

Then, we had our Kick-Off meeting.  Everyone worked hard to build their list to 20 to invite. Something like 100-120 letters were sent.  I think we had 15-20 show up, and 6 or 7 of those joined -- it was a very satisfying effort and our members felt rewarded for their effort, but better still -- the new members had found an energized Chapter to join!   We had pushed our numbers up to 13, and we've added a couple since then, so we're currently at 15.  Not bad for our first 6 months effort.   

We'll have a visitors day in late September, to try build to 25 members by the end of September, yet we continue to invite guests all the time.  Would that we could just add one or two a month -- so we could have time to get to know each other -- yet we've made a decision that building it slowly and painfully is not the way to go. 

One hint; the primary founder - the one with the burning desire to start a Chapter - must commit to being the primary recruiter.  You cannot add a couple and then expect everyone else to do the work.  No, you have to set goals for yourself (my current one is that the next person we add will be a Florist!), and then set your sights on finding that person.  I call, then go out to the businesses, hand the owner/manager an invitation card, and try to meet them one on one.  I want to invite a couple in the industry, but I think the face-to-face meeting is critical.  People have to know that you're committed, and enthusiastic.  Maybe there are other ways to get it done, but that's how I work it. 

We hope to finish our first full year with 30 members.  I'm 100% committed to reaching that goal.  Might cost me some real estate business this year, but in the long run, I know it will pay off. 

Hope this helps anyone who is planning to start a new BNI Chapter.  Your mileage may vary, but that's how our group has gotten rolling.  And now, we're large enough that others have some of the burn to invite members, too!   Very exciting for this ol' boy to see that happening!

BNI is "The World's Largest Referral Organization".  And, until last October, I too had never heard of it.  Imagine, after all my years on the planet still never having heard of the World's Largest.  Amazing, but true.  And, obviously, the same is true for you!  Over 4,500 Chapters, in 39 countries and just surpassed 100,000 members in June of 2007 -- That does seem to be a pretty well-kept secret! 

Here's the skinny.  If you're not in a Referral networking group, go to the BNI.com website, on the left you'll see, "Find a Chapter".  Click there, or here.  If you simply want to check out what's happening in Iowa, you can look here.  Unfortunately, you can't join our group as we already have our Realtor! 

So, thanks for the question, Jason.  It makes my post a little more meaningful.  :^)  Incidentally, there is a BNI Networking group here on AR.  It's called "Realtors of Business Network International" (See the Group listings above).  

I hope there might be a Chapter close to you that needs a Realtor.   BTW, Jason, neat twist on the BNI acronym.  Bring New Individuals -- I like it!  

And, should you want more info, let me know.  You could start your own group, but if you can find one that doesn't already have a Realtor, then you don't have to work quite so hard.

I am part of a new chapter Andy and I agree with your thoughts. BNI is an excellent Refrreal source but does take commitment.

I'm in the process of starting a chapter in St. Clair shores, Michigan and happy to hear your story. I don't expect it's going to be easy but I've managed three stong core people completely committed in just a couple of weeks and hope to have results like yours in a few months. Thanks for the story and also some of the, "how to".

Yes, I'm a nuts and bolts kind of guy.  Unfortunately, to build these groups, I believe you have to sweat the details.  We're getting ready to host our first "Visitor's Day" and there is quite a process to doing this to be most productive.  I'll let you know if six weeks how things work out.

Hi Debbie,

Thank you for your post.   We just had our weekly meeting this AM.  I don't know whether it was because of the full moon or the alignment of the planets, or just what, but today we were firing on all cylinders. 

Our P&C Agents (who owns his own locations and has been in the business 23 years), was fired up when we walked in the door.  Today was his day to do the 10-12 and was he ever pumped.   He gave us a test, which I failed miserably, about all kinds of insurance issues.   By the time he was done, I was reminded once again about how we all are in different professions and therefore get very myopic about what we do.  We begin to think, "Well, certainly everybody knows these things" -- like about real estate industry questions, but in reality, they don't.  Why?   Because each industry is its own elephant that would have to be swallowed.  

As bright as I think I am, and I do believe I am at least above average, I know really next to nothing about what it takes to master the details of an insurance business, or to run a top notch hair-styling salon,  Chiropractic operation, a sign shop, etc.  What our "Business Masters" members do for me is inspire me to stretch to the next level.  To continually look at my Real Estate business as a business, and then to tune it so that it purrs. 

Cranking out consistent results we cannot control, but putting in consistent inputs and activities we CAN control.   If we manager the inputs well, the outputs will take care of themselves. 

BNI is a WOM marketing program.  It is so totally different from traditional advertising so, for me, it's sometimes hard to get my head around. 

Good luck to you in your new BNI group, Debbie.  Just work it and keep the faith.  It will come!

Andrew I love following this post.  I get the notices each time there is a comment.  As much as we tease each other I've met very few people that have the "fire" you have.  If I needed a real estate agent, I know many of them but I would choose you.

Your comment "Well, certainly everybody knows these things" hit home with me.  Recently I received a call from a couple wanting to rent a home.  We do not deal with rentals but I probed a little farther.  I found that the couple had financially hit bottom and was going to move out of their home and let it go back to the bank.  They were trying to get a new start and just wanted to rent a home. 

I asked the question "have you considered putting your home up for sale"  Her response was "we can't afford to, we have no money at all right now" 

Her response confused me.  I asked her how that would stand in the way.  She told me she could not afford to pay the real estate company to sell the house.  Still a little confused but catching on I asked her if she thought she had to pay ahead of the sale of the house to which she responded "You do don't you"

I admit I'm fairly new at the real estate stuff.  I just started my 9th month as an agent and like you said earlier "Well, certainly everybody knows these things"

I would never have guessed that someone thought they had to pay us ahead of time.  Now I learned a great real estate lesson from someone not even in the business.  Maybe even at this point you are sitting back saying "come on Jason you should have know there were people like that in the world"

I typed this as fast as my fat little fingers could go and have to run right out the door.  Please forgive any errors.

It doesn't take a lot of energy to start your own BNI chapter.  It just takes having the right network to support you and your effort.  Realtors know everybody!!  You are so lucky!!! 

Take this list below and write down the names and telephone numbers of three people you know beside each business classification.

Now call them and say..."I am looking for a great (fill in the blank with their profession) that I can start a formal referral relationship with are you interested in receiving referrals on a regular basis". 

If they say no, then simply say, "If not you you, then who do you recommend that would like to receive referrals on a regular basis".

A lot of calls? Yes, but it gives you a great reason to reach out and make contact with some that you may not have been in touch with for a while, something we should all be doing.  And what a great call...Telling them you want to help them increase their business.

If you think you can you can. If you think you can't, you're right.

Your story sounds almost identical to ours.  We're a few months behind you though.  We've got a core group of six meeting just south of Nashville and we're trying to grow quickly.  It has been a little frustrating at times, but after every meeting I'm energized because I get the vision of where we are headed and how great it will be after we 'pay some dues' and get things rolling.

Hi, our visitor day is October 15th and we sent out over 300 invites!  I hope we get 5-10 new members to join.  We have 15 right  now; I am their Vice President of the group.  We typially pass about 8 or 9 referrals every week so it is an active group.  I think in Real Estate, you need to have a few buckets where your leads come from so that in a market like now; you still have plenty of business.

Hi Cindy in Indy!  

Our group is up to about 18 members, but truth be known, about six of them have "back-sliden" enough on attendance that their slot is about to be opened again.  So we have about 12 regular attenders.  I am just getting the nod to become Pres again and completed my re-training this week.  There is a LOT more to being a leader than one would think, and I highly recommend accepting a leadership position, like what you have done, because you'll get a much better feel for what BNI is all about.  

BNI is a business and as you shared, each chapter exists for a primary mission of generating referrals.  In Real Estate, the bottom line is the production of sales and sold listings.  If we don't get that job done then all of the rest of our efforts may be for naught -- we would be forced to find a different career.  The same is true of BNI; if the chapter doesn't produce enough referrals and to spread them around among the members, then there is a risk that the chapter will fail. 

I did discover something at leadership training that is fun to note.  I believe the largest BNI chapter has 74 members and they run the meetings just about the same as other chapters, but with precision and 30-second Sales Manager minutes, instead of 60.   I'd really like to go sometime, just to see how they execute!
