MARYLAND REAL ESTATE MARKET REPORT FOR
JULY 2007, ACTIVE LISTINGS OF HOMES FOR SALE

THE REPORT BELOW DESCRIBES AVERAGE PRICES FOR ACTIVE LISTINGS OF HOMES FOR SALE IN THE FOLLOWING COUNTIES:  Anne Arundel, Baltimore, Calvert, Carroll, Charles, Frederick, Harford, Howard, Montgomery, Prince George's, Washington Counties in Maryland.

The prices represent averages for homes with the following description:
Two Story Home, in the 2,000 to 3,000 square feet average size. 
CONSTRUCTED BETWEEN 1990 AND 2005 - New Construction and investor owned homes not included.
  There are a number of builder and investor owned properties for sale that do not represent the average resale market.  While builders are offering extraordinary incentives, investor owned new construction were purchased for investment purposes with the intention of "flipping" immediately following settlement.  However, our market cooled in the last half of 2005 and the investor owned properties are generally overpriced for the square feet and locations.  Investors often purcahsed homes with little to no down payment and there is little to no negotiation room making them questionable value in today's buyers market in Maryland.

Main Level:  Foyer Entrance, Living Room, Dining Room, Kitchen, Breakfast Area, Family Room,
Powder Room, 2 Car Garage, larger models may have Library/Den.
Upper 1 Level:  Owner's Bedroom with Private Bath, 3 additional Bedrooms, Hall Bath.
Lower 1 Level:  Finished or Unfinished Basement. 

This home profile is the most requested from our buyers and this market report is designed to give buyers an overview of AVERAGE prices in Maryland in different locations for homes listed for sale in the Homefinders.com market area in July 2007.

AVERAGE PRICES FOR HOMES IN MARYLAND COUNTIES

Anne Arundel County homes - $584,528, may include some waterfront,
water oriented properties which are popular in Anne Arundel County real estate. 
County Seat, Annapolis.

Baltimore County homes - $501-086, includes wide geographical area
surrounding Baltimore City.  County Seat, Towson.

Calvert County homes- $464,236, includes some water oriented or beach
communities in Chesapeake Beach.  County Seat, Prince Frederick.

Carroll County homes - $446,036, includes homes in areas convenient to
Columbia MD and Baltimore employment centers.  County Seat, Westminster.

Charles County homes - $471,727, includes homes primarily in Waldorf
which is an easy commute to employment centers in Washington, D.C.  County
Seat, La Plata.

Frederick County homes - $493,640, includes areas in commuting distance
to Rockville, MD employment centers and MARC Train to D.C.  County Seat,
Frederick.

Home in Frederick County   EXAMPLE: Home in New Market $500,000

Harford County homes - $452,888, may include some water oriented properties. 
Convenient to Baltimore employment centers.  County Seat, Bel Air.

Howard County homes - $653,574, includes many communities with amenities
and primary housing market of Columbia, a planned community.  County Seat,
Ellicott City.

Montgomery County homes - $642,221, includes homes popular for employees
commuting to D.C. employment centers by Metro.  Many communities with amenities. 
County Seat, Rockville.

Prince George's County homes - $556,830, includes communities for commuting
to Annapolis, Baltimore or D.C. employment centers.  Metro to D.C.  County Seat
Upper Marlboro.

St. Mary's County homes - $382,056, includes communities close to Patuxent
River Naval Base in Lexington Park.  County Seat, Leonardtown.

Washington County homes - $411,152, includes homes in the southern areas
of the county with MARC Train access to Montgomery County, MD and Washington,
D.C.  County Seat, Hagerstown.

This one took some time. Excellent report. Liked looking at Montgomery County, used to live there in the '70's. Have you sent any Buyers our way yet?

Montgomery County has not changed a lot from the 1970s.  The politicians for the past 25 years have discouraged high tech from locating there, so they went to Northern Virginia.  They fought any road improvement to facilitate communing cross county, so businesses located in Northern Virginia. 

The huge shopping center built at Metro Center in Rockville closed up, so they're going to try again.  It won't do any better this time round because there's no parking.  Montgomery County wants everyone to get on a bike, but there aren't any bike rights of way.

Potomac is still the class luxury community, but McLean/Great Falls have taken a lot of that business to, where, Northern Virginia.

And, of course, there is no closeby airport.  BWI is really Baltimore.  Dulles is the closest - - in Northern Virginia. 

It's a shame. There's so much potential in Montgomery County, but they don't really want to move into the 21st Century. 

Since I don't list properties, I rarely get a relocation buyer out of town.  My advertising is all for my market area.

Thanks for the further update, We don't get outbound relo either, and being a resort market, there's very little inbound relo here as well. Our reference to Buyers was tongue and cheek to a post you did the other day about Buyers.

We also recently read something from you about 3rd party relo companies. Very much agreed with what you had to say. There is one of them that we specifically disdain, and if you're ever interested, we will tell you about them and their malpractice... and obviously would have to do so privately.
