Radon Mitigation in the Home

EPATweet ThisThe Environmental Protection Agency (EPA) has declared January as National Radon Action Month. The objective to raise public awareness about radon and to help consumers learn about practical steps they can take to help mitigate radon gas in the home. In my last article, I review radon testing methods. In this article, I’ll discuss radon mitigation.

Radon mitigation should be performed by a trained professional radon contractor. To locate a radon contractor in your area, visit the EPA website for local information including state radon programs. Information for Radon programs including certified laboratories, measurement and mitigation contractors may be found at the Colorado Department of Public Health and Environment website.

The EPA recommends radon mitigation for measurements of 4pCi/L or higher. The EPA states that the average cost to fix radon problems is approximately $1,200 with a range between $800 and $2,500 depending on the size and design of the home.

Home BuyersThe most basic factor in radon mitigation is to seal cracks and other openings in and around the foundation. Additionally, anyplace where air may enter the home from below should be sealed. Most mitigation methods include a system with one or more vent pipes and fans to reduce the radon build-up by carrying it to the outside of the home.

The sub-floor or crawl space ventilation systems are relatively easy to install and do not require major changes to the building. It is important to note, however, that these types of systems are only as good as they are functional.

In my next article, I’ll summarize some of the resources available to homeowners, buyers and sellers for learning more about radon hazards, testing and mitigation.
