Houses in a rowAs you embark on your search for the perfect home in Massachusetts you may wonder what the process will entail.  How long will you look and how many homes will you view before finding the right one? 

A recent Wall Street Journal article showcased the epic home search of Lidia Pringle.  In her quest for her dream home in Tiburon, California, Ms. Pringle shopped for over two-and-a-half years and looked at a total of 298 homes.  

This methodical home hunter kept meticulous files and a careful watch on the market during the entire time.  Her tenacious and painstaking search was so comprehensive that local Realtors® were  asking her advice on the latest inventory.  

One of the things that this home seeker managed to do was to create an unpaid second job for herself in trying to find a home.  But, this is something that you don't have to do. 

Buying a home is not something you do every day, so, why should you have to make a career out it?  

A Massachusetts buyer broker who knows the area you are interested in and has familiarity with the latest pricing trends is your best bet for finding your perfect home in Massachusetts.  

The National Association of Realtors® says that the average buyer previews 10 to 12 homes before buying.  And, working with a professional who knows the market can save you a considerable amount of time.  

You probably already have a job. Why not rely on someone whose full-time business is to look for homes?

So true.  I find people vary in terms of what it takes to be comfortable and to find what they want that fits.  

It's also a different experience if you are coming in for a househunting/buy weekend or if you live in town and are re-sizing.)  

It does make sense to use someone who knows the area and can help you make an educated and informed decision.

House hunting time has gotten a bit longer than it used to be. A study recently showed that the average time that buyers are spending when looking for a home is now close to 10 weeks compared to 8 weeks in 2006. 

But - 2 1/2 years?  That may be a record.

Some home buyers will, of course, take longer than others to find a home.  That varies with their circumstances and needs.  But, they can certainly shorten that time if they work with a buyer broker who knows the area and who can provide them good information on the housing market.

Claudette - I worked with an agent in my early career days that worked with a buyer for a solid year before she finally sold him something!  She would go out on tour on Tuesdays, and work with him in the evenings.  We estimated that she'd shown him well over 200 homes!  Yet, the house he ended up buying wasn't half as nice as what he'd seen in the first weeks, and it was more expensive. 

Why? - Because we experienced a boom in real estate with very low inventory and higher prices at the time he finally got serious enough to buy!  It was back in the mid 1980s

That certainly is not the norm; however, it can happen. I have actually had a couple of occasions where buyers took a year to find a home.  Everyone has different needs and sometimes buyers can take awhile before they find the right one.

I accommodate all buyers according to their needs. Buying a home is often a long-term process.

I think Ms. Pringle certianly is a unique case and I also wonder what questions her agents weren't asking. I've found in my experience with buyers, if you learn the right questions, you can eliminate most of the homes they call and want to see. They know what they want and if you can learn that, they will be very pleased when you find it for them, rather than them finding it for you.
