Open Houses: Do they really sell homes?

I live on the border of San Gabriel, Pasadena and San Marino.  After my morning coffee and crepes (family tradition - my kids are used to starting the day on Sundays with crepes and nutella), I took a drive around the neighborhood.

Open House signs were everywhere.  Some corners had five or six different realtor signs pointing San Gabriel Valley buyers to their Open Houses.  It was quite a colorful sight.

If I would have been a pedestrian, I would have been in major trouble.

Now my take on Open Houses is simple.  They do NOT sell homes in most instances.  After holding hundreds of Open Houses, I have only sold 2 homes in the last 6 years that I could directly tie back with holding an Open House.

 

 

 Why do I hold Open Houses?  Well... several reasons:

  1. As I put a new home for sale on the market, I will always hold it open for the brokers preview, neighborhood twilight open and the first weekend open houses.  This is simply to give easy access to potential buyers and agents.  A convenience and exposure factor - part of my marketing plan.
  2. It gives me an opportunity to meet neighbors.  Why is that important?  Neighbors usually know someone who wants to live in their area and it's a great opportunity for them to see the house and talk it up with their friends and relatives.  I also convert some of these neighbors to potential clients if the time is right for them to sell their home now or later.
  3. It's a way for me to meet potential buyers.  Most of my business comes from referrals, but a small percentage of my business comes from Open Houses and other marketing efforts.

 

Why do I NOT hold Open Houses?

  1. It's extremely intrusive to my sellers.  We all know how difficult it is to get your home ready to go on the market.  It has to be staged.  It has to be spotless.  It has to always look like a model home!  So here we are, asking you, the seller, to do all these things and on top of that, we want you to leave your house for almost the entire weekend.  First weekend yes... continuosly - NO WAY!
  2. On the same vain, most of my sellers do not want every Joe from the street to have the ability to go through the home.  It's a SAFETY issue.  Most buyers are represented by a real estate agent.  Also, I give a tremendous amount of exposure to the homes that I list on the internet with multiple pictures, personal websites, virtual tours, etc.  By the time, the buyers schedule an appointment to see my listings they already are half way in love with the house and the home is in their price range and meets their minimum criteria.  It's just a matter of confirming what they've seen on-line. 
  3. Over 75% of all buyers start their search on the internet, NOT by going from one Open House to another.  Open Houses attract lookie loos. 

So Mr. & Mrs. Seller, when you put your home on the market, realize that there's more to selling homes than just holding Open Houses.   Real Estate has changed drastically over the last decade.  There are new and innovative ways of marketing your home.  I'd be very careful when speaking with an agent who speaks highly of continually holding Open Houses as their top marketing strategy.  They are NOT doing them for you, but for themselves and their business!

Irina - good job here. We still see lots of Open houses since things are not selling, but I suspect very few are selling as a result of the OH. There are exceptions of course, and doing a good job on the OH with advertising, door knowing, signage, etc. is the best way to maximize the return. There are lots of buyers going to the, and I think they are useful for new buyers to gain a perspective on the market, but the value is more for the agents and the buyers than the sellers.

You know the numbers. About 1% nationally. Only reason we're doing them now is to pick up any new buyer we can. As we've talked about, up here they are few and far between these days. Don't think we've ever sold any of our listings from an open house.

Am going to get away from the machines and think about it all from the golf course today. Maybe being there will instantly make the phone ring.

Francisco, that's a great strategy.  I also hand CDs with home websites in an invite envelope on doors around the home.

Jeff, you are so right... there are a lot of buyers out there looking for homes or getting a feel for the neighborhood.  Great for us, but not necessarily great for the home in question.

I haven't sold a house at an open house but....I left my flyers in a box outside and later a couple picked it up and called. They did buy the house a few weeks later.

Irina, very good post with great info.  I have had great success with my opens.  I closed a deal today with some clients I picked up at an open as well as 3 others in the past few months.  Did they buy the home I sat on, no.  But I did get the clients out of it.

Open Homes and there success are very much a geographic thing.  In my area many agents do well from them but in the next city over they do not.

Irina, I just need to say that an open house in my neighborhood led me to a listing agent for MY home!  The agent was very nice and we listed with her less than 2 months later.  Also, I've referred her to friends, so at least THAT open house WAS worth her time!

Joe, yes... open houses are great for US, agents, to pick up clients.  I do them all the time mainly for that purpose.

Patty, I couldn't agree more... I actually got two listings this year from Open Houses.  My point is geared towards the sellers that think that Open Houses will sell THEIR house.  In my experience, that rarely happens.  Open Houses are great tools for us, the agents.  Glad that it worked out so well for you with your clients!  :-)

In my experience, public open houses are for getting additional buyer clients (and sometimes listings). Period. They do not sell the home that is having the open house.

However, the technique of Realtor Open Houses, where the agent serves lunch (or gets an affiliate to do so) is very useful in my area of NW Arkansas. We first have to sell the house to agents who might show it. Realtor Open Houses get agents through the door. Who doesn't want a free lunch? And in this time of increasing inventory, it's useful to have agents who have seen the home and might recommend it to their buyer clients.

My take on Open Houses is exactly the same.. I do them because it's an easy to give access to brokers with clients who see the open house and know they can view it withease.. that said I've had two clients in the last year call me about a home they saw at an open house and put in offers..

Judy, excellent point... I absolutely agree - exposure to brokers is a critical marketing component to selling a home.  Free lunch always seem to drive agents in, doesn't it?  :-)

Kaye, interesting perspective... it's sort of like marketing on Realtor.com and not knowing that the buyer saw your listing there first and THEN called their agent.  HMMMM...

I also closed 2 escrows last year when my clients called me about a home they saw on Open House.  Something to think about.
