The average price of a waterfront home on Georgia's 19,000 acre Lake Oconee has fallen below 2005 levels. The 2009 average sale price of $587,000 is still a hefty price tag for a second home - but more and more boomers are making our beautiful Lake Country their permament home. With just a 90 minute commute to Atlanta's airport, people who can combine work from home with occasional business travel have the option of living in a great recreational community.
There were just 55 single family private waterfront homes sold last year, according to the Lake Country MLS - the lowest total in more than 6 years. Only 3 sales topped the million dollar mark - a sad fact for the 68 homes currently listed above $1M.
If you want a good view, deep water, and a newer home in good condition - be prepared to spend at least $500K to $700K, depending on home size and neighborhood. My buyers are finding we can put deals together close to 2004 values - but only when we find the handful of most motivated sellers.
