Selling a Home in Sammamish, List Sooner Rather Than Later

The good news hit this week that December sales in the greater Puget Sound area were the best in 3 years, and pending sales were up significantly over last year.  Previously, in a post titled Listing a Home For Sale Now Rather Than Spring, I spoke about the benefits of seasonal decorations creating a warm atmosphere and that more serious buyers are shopping during the holidays.  This was apparently the case. 

The other point I made was regarding interest rates.  At that time it was not difficult to find 30 year fixed rate conforming loans for 4.75% (4.854% APR with 20% down).  After that post on November 19th 2009 rates went even lower, hitting 4.5% on more than a few occasions.  As I write this today, rates are 4.875%-5.0% and the trend is generally going up.  This translates into higher payments for buyers or fewer buyers who can afford your home.  While not dramatic so far, the trend if it continues will put downward pressure on pricing.

I so agree that it's smart to get listed ahead of the crowd - most people wait until the Spring - but that just means more competition - List Now! :-)

Andrew, Pricing is key anytime, but the trend here is not favorable, so early is better than later.

Liz, Great point, beat the April - June crowd.   By meeting with a us sooner, if your improvement projects take a little time we will still have it.  Thanks for the comments.

There is no point in waiting for home prices to rise before selling.  That is going to take a while and when home prices are high and mortgage rates rise, the buyers won't be around.
