I was on phone duty this afternoon, right before I was fixing to leave the office, the phone rang and the lady was asking about one of my listings:
Buyer: I want to know how much is that house on ABC Street selling for?
Me: It is listing for $X amount of dollar.
Buyer: Thank you.
Me: Is this something fits what you are looking for? Would you like to take a look at it?
Buyer: Yes, it fits my budget, and I do want to look at it.
Me: When is a good time for you? It can be shown anytime.
Buyer: mmm, my agent is so and so.
Me: Okay, just tell so and so give me a call, and she can show you anytime, and see what you think of it. Thank you.
She is a role model of a buyer. She did call herself to ask about the property, but she didn't take advantage of the agent's offer for her to look at the property at her convenience. She is honest to tell the listing agent she is already working with another agent. That is how a buyer should do when they have an agent already, it is not a crime for the buyer to call and find out the price of the property, but it is not right for a buyer to "use" the other agent to show them the property while they know they won't buy anything from the showing agent.
Lots of time buyers have no confidence in real estate agent, they think all of them are wolves, not reliable. But do you know how many times some buyers take advantage of an agent and use them, then drop them like a hotcake. All we ask is an honest courtesy to tell us you already have an agent, so we can spend our time on other more productive projects.
I am sorry if you had a bad experience with a real estate agent before, but most of us are true professionals, and will do things right. Right from the start.
