I know you're not fond of comments on your local blogs, but I happened by ...

Aren't the list prices in your area WAY out of line with reality?? Wow... If a house is priced correctly in Riverlea, won't it sell for greater than 95% of list price? This chart just really screamed at me. Looks like a good opportunity for a savy listing agent to work your market.

It would also be interesting to see these listing broken down by houses listed over $300,000 and those under. In the Old Worthington area, it seems like in the market for houses listed under $300k, sale prices are still going up slightly. In the houses listed from $300k-$600k, the sale prices seem to have dropped signficantly in the last two two three years. There are several houses listed over $450k that sold only a year or two ago for more than the current asking price.
