So you decided to sell your home without the use of an agent? Here are some tips to remember when selling your home!

 

Price - Price it right the first time.  Do your homework of comparables that have sold within the last six months. Look at the active listings that you will be competing with, how does yours compare? 

 

De-Cluter - Remove anything that is not needed to make the house look amazing.  Rent a storage unit if needed to store extra furniture and boxes. 

 

Repairs - Those little projects and fixes that you have been putting off for months needs to be done BEFORE you list.  Replace or repair anything that is broke or missing.

 

Clean - Clean like you have never cleaned before.  Pay special attention to the entry way, this is the first thing the buyer will see when entering your home.

 

Curb Appeal - Spruce up the front of the home. Paint the front door an inviting color or add a nice wreath. Trim all bushes and make them look like they came out of a garden magazine. 

 

Contract - Go to your local office supply store or Internet for a sales contract.  You wan to have one on hand in case someone comes prepaid to buy.

 

Putting Up A Sign - Get a large sign and post in an easy to see area.  Use a black magic marker to write your phone number on it...and NOTHING else.  You want potential buyers to call you, you need leads, getting them to call you can open up possibilities.

 

Advertising - Use the Internet.  NAR reports that 85% of buyers find their homes on the Internet.  Advertise, advertise, advertise.  

 

Take Pictures - When advertising use good quality photographs to showcase the home.  No pictures usually mean no buyers.

 

Open House - Hold open houses, especially the first few weeks.  Post a sign in the yard advertising the upcoming open house a week before. Again, advertise on the net or in the local paper.  During the open house put an apple pie in the oven.  Buyers love to imagine themselves cooking in the home and it is a comforting smell.

 

When showing the home remove all pets, some buyers are not animal lovers. Also, NO SMOKING inside the home.  Non smokers have sensitive noses and can tell if it is a smokers home.
