Good points Terry!  What areas in Riverview are "hot" communities right now?

Hi Leah, The hot area right now is in Ruskin.  It is booming and has a lot of new construction coming up all around.  The new builders are selling new homes at prices lower than other homes in the neighborhood, which is why a lot of people are buying new homes.

True statement, I am in the Furniture and Design business, and it's been picking up a lot, and the people are all closing on their new homes, so I think we will see our Florida markets change big time by Aug. So many Florida Realtors have been signing up for the Baer's Furniture Referral program also, I am so happy for you all, it truly is just easy money and a great gift for your clients!

Great points, however it sure does seem like everyone is waiting for the bottom.  What I think many people don't realize is that Sellers are often times willing to negotiate a lower price.  I would not wait for bottom to hit if you found the perfect home.  Put in an offer and let the Seller decide.

Joy,  That is so true, everybody does not seem to know that this is the best time to buy.  It is so difficult to really explain to the buyers that they are in the perfect time to do the buying since it is a buyers market and the sellers like you said are willing to negotiate.

Buyers are starting to come out and I think you are correct, they can sense that if they want to get a good deal, this is the best time to buy. We will never know what future holds.  It is a buyer's market and all the choices they have.

Thats what I keep telling my clients. I also tell them that in the next few months they are going to be saying I shoulda, woulda, coulda but I didn't.

It seems like a few investors have come out of the woodwork.  They are starting to look now as I have a few that I am working with right now. How does it look on your side?  Are they doing the same thing?  They must be listening somewhere because they are starting.

I think a lot of people are realizing that this is indeed the time to move! The last 2 months have been increasingly busy! Many of the people we are writing contracts for never come to town to look! They see it online, ask for a video tour and then want a contract! It is amazing!!!!

I think its a great time to buy right now, would do more myself if I had the funds. I hope buyers figure that out before it all turns around and prices go up and inventory goes down.

I am in the same boat you are.  I wish I had the funds to do it too, because it would be so nice to have that kind of investment when it turns around.  We all see it but some people do not.
