Seller Appointment...Seller's Gone?

I have several out of state and out of town sellers.  This makes showings easy or does it?

This week I had two showing appointments with clients.  I knew both properties were vacant.  One staged to sell and the other vacant without furniture.

I had one of my agents do the showings for me.  I received a call from my agent and he...is whispering...hey the sellers are here!  I questioned his statement..."what do you mean the sellers are there?"  He says again, " the seller's are here."Showing Buyers Occuppied Homes

I call the seller's immediately on the phone...the seller answers...I say with a greeting, "where are you?"  The seller responds, "I am in town for few days".   My response, "I scheduled some showing for your property...based on you not being here."  The seller blurts with excitement...I know I just met some very nice buyers....do they want the house?"

The buyers did want the house...and wanted to close in 4 days with a full price offer.  The seller said...."NO WAY!  I can't have my stuff moved out that quick, even if I don't live here."  The buyer bought another property will be moving in next week.

My next was an out of state seller.  They were in town for the holidays....and gone...or so I thought.  They didn't share with me that they decided to stay and extra two weeks to visit relatives and friends.  I scheduled a couple showings...and walked in like I was in my right mind.  The home is was vacant.  No furniture, beds nothing....wall to wall empty.  They brought blow-up air mattresses, camping chairs, a TV and enjoying a roughing it vacation...

Neither client had shared with me they were in town.  This is out of the normal...who says what is normal?  The client is who.

Now that we know what is abnormal...they both were thrilled with showings and offers.  So was I....but I may not take it for granted the seller is actually out of town or relocated, without a verification phone call.

Listing AGENTS need to learn about PODS and have THIS moving resource in their phone.  I had residents move from Florida using a PODS and I watched the process AND arranged for them to get 2 helpers to unload!!!

Hi Wallace, PODs do help the process and you can track them...the showings and owners may think this is a real bonus.  Thanks for the comments.

I believe that communication is the key and anything that may happen you always need to be contacted before something like this can happen!

I'd done anything and everything if I was a Seller and had an offer like that! WOW!
