There was an top producing agent I was talking with a couple of years ago.  He had his own team and after picking his brain, he revealed to me the team concept he was using.  I really liked the team concept he was using and I would like to get feedback from other agents and teams.

The concept was basically a brokerage inside of a brokerage.  He has two people working the paperwork.  Then he worked a deal with the broker of the office on desk fees.  What he does is bring agents on his team that need mentoring and charges them the same desk fee amount they would have to pay without joining his team.  He will mentor them if they want or need and is able to offer them the back office support with the paperwork so they can focus on service.  He then gets the difference on their desk fee (because of the deal he worked with the broker) and he gets a small percentage (larger if he gives the lead) of the actual deal from the team member's commission.

He told me (if he was telling the truth) that he was making an extra $50,000 a year over what he was able to produce, just from the team members fees.

Basically he has his own brokerage inside of a brokerage.  (If I'm understanding this correctly)  This sounds very interesting to me.

What do ya"ll think?

What's the best team format and structure?

I am a team leader and I truly think it is the only way to get ahead in real estate, but you must keep control of your team at all time. Go for it!!

I am on a team and i agree.  it is fun but it has some pains too.

I have a partner with no assistant. I split some of the sales with Jack and come out ahead. He gets more sales and I get more time to do more business. The hard part is to find someone of somewhat equal experience and can work on their own. Many agents tend to be lazy or do not want to be real busy.

What do you think is the best team structure and format?
