Well we all made it through the holidays. And put away the decorations, decluttered the closets and donated or sold unused items. Now if your thinking of selling it's time to really get serious. On average homes when homes are priced to sell they go under agreement in less than 30 days. So, if you do the math and put your home on the market tomorrow, and it you accept an offer by February 10th chances are you will be sold by March 1st.

The next thing you should think about is the mechanical condition of your home. To most home owners their house is in perfect condition, they are accustomed to the sweek in the pipes when the heat comes on or you know to turn the faucet a little tighter to avoid a drip or that you can't plug the vacuum in the same outlet as the t.v or it will trip a circuit breaker. But to a potential buyer these could be deal breakers.

Selling your home is a emotional time, you have memories and an attachment to the transaction. And when a home inspector comes into your castle and says it's not perfect you take offense. Especially, when the buyer either wants the in-perfection replaced or repaired at your cost. Most home owners rebel and it's a natural reaction. But you can't loss focus of the desired outcome..."To Sell Your House"

So here's my suggestion. Before you consider choosing a Real Estate Agent, have a home inspection done on your home, it doesn't matter if it's a single family, condo or multifamily property. The investment in time, money and emotional energy will save you aggravation down the road. You never know, you may learn something about what to look for in the new home you're considering buying from the information the home inspector provides you at your inspection.

Plus, when you do put your home on the market, and your agent has the ability to say that a home inspection was just preformed and these were the issues that were uncovered but addressed. Buyers feel you were a responsible home owner that wants to work with them and have a smooth transaction.

As an extra precaution, I also suggest if you own a single family in a rural area to have your septic system pumped and inspected as early as possible in case you have to make repairs to obtain your local area's Title V Certificate and whether your in a rural, urban or suburban area - have a radon test done. Buyer's are very leary of Radon in ALL homes New or Older.
