This cold spell has home buyers invigorated…the weather may be freezing but the buyers are red-hot!

By
Real Estate Broker/Owner with Richard Weisser Realty

Cold winter weather at Starrs MillPerhaps it is an epidemic of cabin fever, or just a desire to take advantage of bargain priced homes, but we are experiencing a surge of home buyers ready to take action here in Coweta County Georgia.

I was waiting to open a house for some potential buyers on Friday, when the roads were covered with ice and snow and temperatures were well below freezing. As I waited in the car two other agents showed up with prospective clients and showed the property.

So I came to the unscientific conclusion that if buyers are willing to brave the elements to see property, they are also willing to face the shifting winds of the current economic climate.

People still need a place to live. And they want a bargain, and in some cases will benefit with a nice tax incentive. It takes a little more effort to consummate a purchase these days, but most are up for the challenge.

So today I am going to bundle up and get out there and sell some real estate.

And that ALWAYS gives me a warm feeling inside!

Hi Richard, I have 2 buyers where I have to show homes today. It's 6 degrees but hot at the same time. The closer we get to the April deadline, the busier we are going to get.

Of course the home inspection team I had out the other day didn't like crawling around outside in the mid 20's.

Time stands still for no man

Nor woman in need of a home.

It's only cold on the outside.  Once folks are in a new home model, let them stay as long as they like.  It's toasty inside.

Richard:  Same in Northern VA.  It's that tax credit.  April is just around the corner and the buyers know it.  They want to take advantage of it before it ends.  Come freezing temps, ice, snow, rain....the buyers are determined to be under contract ASAP.

Hi Richard!
We have had a plethora of buyers...especially considering how low our inventory is! We need listings!

With rates still at all time lows, the home buyer tax credit extended, and it being mostly a buyer's market, those who are ready should be taking advantage of the situation... regardless of the weather outside.

Richard, I must confess to being a fair weather agent, at least for the next couple of hours!  And you're right.  The buyers are as hot as the Hawaiian sunshine!

That is the key. Everyone needs and d\generally wants a place of their own to call home. It seems like some of this bad news bears has gone on long enough, and maybe folks are getting tired of it. Thus explaining why some are ready to buy. And with these rates and prices, who can blame them?

Unscientific or not, I agree with you. The economy is making a major comeback and home prices are low. Perfect time to buy an investment home.

I don't what's in the water but it's gotten very busy around here too.  Suddenly, everyone wants to sell or buy - not that I'm complaining, no waaay!
