You and "YOUR" Property Tax Bill

 

Your Assessment Notice May Have been In The Mail

Back in November of last year the Municipal Property Assessment Corp (MPAC) began sending out assessment notices for the 2010 property tax year. If you received one then there has been a change in the assessment of your property other than the increase due to the reassessment phase in process.

But I Did Not Get A Notice

Your Assessment will still be going up due to the 4 year phase in of the 2008 re-assessment.

Why Did I Get One

By now you should have received a notice of assessment if any of the following has occurred and MPAC is aware of the change:

the ownership of your property has changed or if for some reason the legal description has changed
the value has been changed due to an earlier appeal or request for reconsideration
there has been a change of school support
changes, additions or improvements as well as removal or destruction

Ask For A Reduction

Remember MPAC only makes changes to your assessment if they are aware of the changes to your property. If Fire or other damage has occurred and the home is no longer inhabitable contact your regional assessment office and request a reduction.

Hi Barrie - This is good information for home owners. I also wanted to comment on your photo of the water and the fall colors. I live on Powhatan Creek in Williamsburg Va and I have a photo of the creek in fall that looks almost like your photo. Wierd!

Barrie - Does your post apply to all property types in Ontario (residential, commercial, industrial, farm, pipelines etc.) or only some property types?

Marc - My posts on Assessment are generally about residential Assessments as that is the area I am most familiar with. The courses that I took are the ones you would take leading up to becoming an assessor.  The focus of the last course was the building of an assessment model to be used in the mass appraisal process as practised here in Ontario by the Municipal Property Assessment Corporation (MPAC)

However in this case some of the information is relevant to other types of property as well. For example if an industrial or commercial property had a building on it that was torn down it could affect the value of the property and its resulting assessment. I've not looked at other types of property assessment for some time but the valuation process was and likely still is different than residential.

Al and Peggy - it would have come back then or possibly earlier you can check with MPAC to see if or when it was mailed to your home
