What Does A Good Flip Look Like?

Hi Everyone! It's me, the Colorado Springs Fix and Flip lady again! I found some lovely examples of things I look for in good flips and wanted to share them with you! We love out of date, cosmetic fixers, even some mechanical problems once in a while. These are some fine examples of things that keep a house from selling at fair market value, but they sure are good news and easy to overcome for a seasoned investor that likes fix-n-flips.

GOOD FLIP PICS!!!

  Here's a lovely stinky pet stained carpet...$mell$ like money to a flipper!

 

  Faux painting gone bad in a child's room makes for a nice negotiation...LOOK! If you squint your eyes a little, that cloud in the middle looks like a turkey dressed up in a Pilgrim hat with a fake beard!

  The Brady family will miss their old kitchen floor in the Avacado Starburst pattern, but you can't stop progress!

  And here's Alice's Harvest Gold double wall oven...

  This nifty pink potty and tub won't match with that pesky neutral theme folks try to stick with these days!

  Side by side hanging brass fixtures anyone?

  And don't forget a little panelling goes a long way. Not only can you hide nasty stress cracks and old plaster with this, but it puts you in mind of a simpler time, doesn't it?

  Just about every potential flipper seems to have a badly done sponge paint room OR a midnight blue room with glow in the dark stars on the ceiling!

  I think this wallpaper would compliment the lino above just beautifully!!!

Love the examples...I have seen many of the same things in the properties around here.  The problem has been pricing!  These people would rather sit on them than sell them at a FAIR market value.

So true. If you can see past the brutal paint job, stained carpet and totally out-dated kitchen, you know there is potential behind that ugliness. Usually it's only an investor who can do that. I've bought a few of these over the years and the rewards have been there every time.

Looks like my first house............

I learned to paint, paint, and paint some more! I painted the walls, panelling, cupboards, counter-top, stairs, basement floor......I think that's it. Good luck with it!

Good post.

...and the fun just never stops.  In time other flippers will look at our fixes and say:  "STAINLESS STEEL appliances...EEEwwww...how industrial"!  or  "What were they thinking back then with their bright colored accent walls"?
