Welcome to 2010 !!   Happy New year and the real estate world is off and running on High Octane.  On Jan 1st our government did not waste any time getting the new HUD1 in place along with the new restrictions on lenders and title companies.  I dont think this was the best way to punish the lenders from 4 years ago and the predatory lending practices.  From what I can tell they are all out of the buisness, so the lenders that are still surviving are getting it to them and in the end the counsumer will pay the price holding the bag with delayed settlements.    That was my intro---- so what s your Business Plan look like?? Any different from 2009---- mine has changed to get ready for even more foreclsosures than ever.   Do you remember a famous person saying "You ain't seen nothing yet?"   Yeah-  more is on the way- are you prepared to work harder than ever with fighting to get short sales approved and stop the foreclosures?  Are you ready to spend more on advertising and go above and beyond to serve your clients best needs?   This game has gotten much more competitive and only those who hang with a plan will survive.  It may take years before we can sit back and hit that staples "EASY BUTTON" once again?  BUT get yourself ready unlike ever before--- if you want some ideas please send me your thoughts and I will help with what I have done to be sucessful over and over-- 2009 was my best year in 8 years in the business--- anyone can do it- !! my business plan just keeps on changing until I can find what works ,,, ;-)... but I think it will be another year or two before things settle

My business plan looks like a treatise on raising unruly teenagers with "tough love". I have only so many hours in the day, and I spent a lot of time time this past year on the treadmill of tactical activities: mailers, open houses, realtor tour lunches, and jumping into the car anytime anyone wanted to look at a house. For example, I've whined about this here in the past few days, but I think I had 30-40 realtor tour lunches this year. Now since many of those listings didn't sell, does it really matter if I fed 50 people and bragged to a seller about turnout? In an other example, so many of my "buyers" are really "shoppers", and waiting for the perhaps unrealistic "steal" on a house.
