Short Sales require not only patience, good communication and hard work, they require you to be very organized. When I first started doing short sales I would bundle part each part of my files with binder clips. List docs in one clip, sellers financials in another and the contract details in yet another. I also would print out mailing labels with the sellers name, loan number and property address and place those on every page I sent to the lender.
After more than two years working with these files I have streamlined the process. First I no longer use folders I use three ring binders with good old fashioned indexes like you used in school. These dang file are just too thick for a simple folder. Plus, God forbid you drop your file folder, yikes what a mess. I have list docs, sellers financials, lender docs and contract all portioned out in my binders.
But the biggest time saver for me, my LIBERATOR, came when I realized I could very easily label each page by creating a header in Word with the loan number and any other details I wanted the lender to have and then run all my pages through the laser printer and presto I have neat and clean labels on every page I send off to the lender.
