When having a Home Inspection during a Utah Winter it is important to ask the home inspector to pay close attention to the roof and drainage systems. Technically a home inspector can omit a roof and drainage system inspection in the Winter due to the snow cover. The average home inspector can't detect problems covered by snow but an Infrared Home Inspector can give a much more in-depth analysis of a snow covered roof.

By doing a Infrared Scan of the inner surface of the roof we can immediately detect any moisture intrusion.

Houses are sold year around and therefore quality (whole house) home inspections should be offered year around. Even with a fully snow covered roof an Infrared Home Inspector can locate any moisture intrusion which could possibly save you or your client a lot of money. 

 

As you can see very little can be determined from an exterior snow covered roof.
