Sunday open houses, this time of year?

Well, I held one yesterday for a fellow agent.  It was a complete bust. 

It was a nice town home in a good location.  It was advertised in the local paper and in listingbook. Signs were out and clearly visible.  But, no one showed up.

I have to wonder if it's just open houses in general, the very cold weather, or the two football games on TV yesterday.  Maybe it was a little of all of the above. 

I'm going to be holding an open house at my own home next Sunday.  Will anyone show up?  Perhaps in the ad I should say, "come by to see this beautiful home, where hot chocolate and wings will be served and the game will be playing on a large screen, high def TV". 

Any thoughts?

Hey Jeff-That's actually a pretty clever idea. This time of year is tough. I might wait until after Superbowl for open houses, but it's not a bad idea right now since there may be some buyers that are considering a purchase come out of the woodworks to take advantage of the tax credit. Good luck!

LOL good luck with it! I live in an area of deep snow during winter, so hosting an open house is not what we do here till spring! Winter weather is too unpredictable, and if buyers are looking to purchase in winter then they will make the appointment to view. Lack of buyers this time of year does not result in any or enough traffic to get business out of it (speaking from my location)

Hi Jeff,

That add can't hurt, also publicizing it in the neighborhood to meet your future clients would be good.  I have a couple of sign hangers, Open Sat 12-4, Open Sun 1-5, that I put out a week ahead of time.

Jeff...I haven't had much traffic on any open houses in the past year and a half no matter what level of advertising I do beforehand. I believe the shift has occurred and open houses are somewhat dated now.

I do my prospecting during the open house setting appointments for the coming week, this way if someone shows up I was multitasking, and if no one shows up I never wasted my time.
