Fife, WA December 2009 monthly home sales stats

Fife, WA had 13 home sales for the month of December 2009.

Here are the averages-

The average square footage was 1730.

The average $ per square foot was $137.49.

The average days on market was 119. The shortest sale was 7 days; the longest was 382 days.

The average original list price was $237,366.

The average list price at contract was $229,637.

The average sold price was $230,929..

The average sale price to list price percentage was 100.56%. Most of these home sales were new construction in the Radiance subdivision and included seller concessions/seller paid closing costs.

The lowest sales price was $160,000 and the highest sales price was $289,995.

There are currently has 46 active listings (homes on the market without contracts) in Fife.  The minimum list price is $160.000 and the maximum list price is $579,950. All but three of the 46 listings are under $286,000. They range in age from being built in 1961 to 2009. And they range in size from 1100 to 2800 square feet.

Based on the current active listings, if no new homes came on the market, it would take 3 ½   months for the inventory to be absorbed which means it is a balanced market in Fife. Which is good news because the Fife real estate market is dominated by bank owned homes (foreclosures) and short sales.  (See post here about that)
