Are Houses Being Built Better?
Yesterday, I had a rare opportunity to inspect two new construction properties. At one time, I ranked new construction on par with older, poorly maintained structures. Both were about as much fun as a sharp stick in the eye. 

Maybe this slowdown in the economy has also weaned out poor builders and construction crews as well. A few years ago, it was not uncommon to see anyone who could swing a hammer or pull the trigger on a nail gun get a job building houses. Boy have things changed.    
 
Both the houses that I inspected yesterday had fewer than 10 items to address. Either I am getting lax or the quality has vastly increased. What do you think?

I haven't even thought about this ... there are so few builders now. Perhaps only the good survived.

If you are correct my friend it can only help to improve the builders reputation.  Think about it, Better Built Homes for the novice buyer.

It sounds like the creem of the crop has risen. They are buiding a superior product which the customer is taking noitice and is growing to expect!

I'm certainly not looking a gift horse in the mouth. Whatever the reason, it can only be good for all concerned.

We don't see a lot of buyers willing to do a home inspection on a new house though.

Hi Michael, I'm sure it's not you being lax. Only the reputable survive here. Around here I'm only seeing the good builders and I always tell my buyers to get a home inspection on new construction. You just never know!

Michael, How about this...the lack of building has created an environment for the wood being used to actually dry! HA! Our area had 20 of the top national builders here, just three years ago...we're down to a third of that now. For those that weren't doing quality work, I feel sure if the national bigwigs packed it up, they did too.

Micael - I think you know what I will say, but for the sake of everyone else, I'll say it anyway. Most of the builders in the middle to upper price range will tell you that the homes they build now are much better than the homes they built several years ago.

The reasons are simple. Codes have improved in most areas, building materials such as doors, windows, hvac, plumbing, etc. have all improved. The slow down has allowed builders to retain the very best workers and dump the rest. All will make for better, for energy efficient homes.

Just like realtors, alot of the inexperienced and uncommitted builders are gone!

I think you are absolutely correct Michael.  The economy has weaned out the poor builders.  Also clients are looking for more for their money.  So they in turn are becoming more knowledgeable of what shound be expected.  It just may be a sign of better things to come.  Have a great day.

Hi Michael!  Well, funny that you should post about this--I just had a client tell me the SAME thing!  I think that the cream has risen to the top and they're back to building quality, not quantity and I LOVE it!

Michael, with all the rebuilding here in New Orleans you must be careful with the contractor and builders you chose. Good Idea to have inspections at all steps of the process.

You're not lax my friend. Builders seem to know that there is going to be a home inspection performed and they tend to try to avoid closing delays by getting it right the first time.

Michael, I agree with Larry as the building materials have improved but I still see some new construction where these materials have not been used but with that being said I have seen many quality built homes by builders with very high standards as it is their attention to detail that sets them apart from the rest.
