Presenting a "clean" offer.  I presented an offer this week and got a response that I often do from the Listing Agent.  "What a professional, clean offer!"  I am always a bit stunned and even think they are exagerating when they make this statement.  Why wouldn't an agent present a clean, professional offer when they are representing a Buyer for a property..and most importantly, when it is their job??

I have been on the other end, of course, and went back through some of my most poorly presented offers..you know the ones.  Sloppy, ilegible writing, dates all messed up..on and on.

Here's what I've come up with..

  • Cover Letters with the date, property address, MLS #, agent's name and company.
  • Cover Letter must list all the enclosed documents..including Disclosures
  • Review each document BEFORE submitting the offer.
  • Scan or hand deliver whenever possible..even my e-fax is not as clear as a fresh highly readable scanned offer.  Hand delivering rules!
  • Make sure you read ALL the comments in the Agent's comments section.  We often MUST follow their instructions as to who to call, documents to include and protocol their bank is requiring.  Do it exactly as stated!
  • Be sure that all your contact information is clear and up to date.

Not that hard, but after reviewing my worst offers for some listings..I must say, it truly is a relief and a pleasure to get a "clean" and professional submittal.

I get that sometimes as well. I write up all my offers from my PC instead of handwriting them. It's so much easier to keep it legible and not skip any blanks that way, I don't know why more agents don't use it. Have it e-signed and then your copy is just as clear as if you hand delivered it.

For those listing agents who know the meaning of a clean offer, you can score some definite points for your buyers, because it is an indication as to what kind of escrow they can expect from you.

Sloppy offer = Sloppy escrow = stress and headaches!!

I like the cover letter infomation.  I use a cover letter, but have not included all at information on it.  It a great checklist for both the seller and buyers agent.
