About an hour from Washington DC, one can purchase a wonderful mountainside chalet or house on the river with amazing views for between $150,000 and $300,000, depending on the size, location and finishes desired. 

One local builder, Bo Welch, owner of Licking Valley Construction (LVC, for short), has really found his niche building these homes, and is doing very well, despite the changing economic conditions in past years. His business is located in Front Royal, Virginia and he builds in Winchester, Strasburg, Front Royal and throughout the Shenandoah Valley.


About half of the homes he builds are sold as primary residences.  The other half are second homes, or intended to be second homes.... you see, during the construction process, many buyers fall so in love with their new mountainside chalet that they decide to move in and live there full time! 

LVC usually tries to have one, unsold home in inventory at all times, so they are constantly building.  In addition to building "spec" homes (built on the speculation that they can sell it once it's built), they do a great deal of custom work or pre-sell homes already in the planning stages.  The owner buys lots so that there are always choices available to customers ready to start building, however, if none of his lots are the right fit for the customer, Bo and his agent (Vicky Chrisner, Keller Williams Realty) will go out and FIND the right lot for that customer.  They are in the business of helping people reach their dreams of having the perfect home - whether a weekend getaway or primary residence - and they won't stop until their customer has found exactly the right fit.
