Selling your California home? Whether in CA or anywhere, it's important that you have an understanding of your contract, and the REALTOR you hire should know it inside and out.
As an experienced broker when I'm working with home sellers it normal for most to first consider the price and the length of an escrow, I'd do the same time myself. Yet with the challenges of today's market, it's crucial that home sellers have a clear understanding of other aspects of the purchase agreement/purchase contract. Time frames for contingencies, inspections, costs, etc. etc.
In CA most REALTORS use the CA-RPA that's REALTOR speak for the California Residential Purchase Agreement and Joint Escrow Instructions. It's an eight page contract with a two page buyer disclosure attached. As contracts and disclosures have grown in length over the years (from formerly one or two pages) it seems all too often buyers and sellers are asked to sign contracts and disclosures at a time of great excitement, emotion or apprehension.
I love working with home buyers and home sellers who make informed decisions. That's one of the best aspects of the Internet. Most consumers I work with today are far better informed than ever on almost everything, everything except when it comes to the contracts.
If you're a home buyer or a home seller you may want to ask the your REALTOR for a copy of the contract in advance and ask for a review prior to making your buying/selling decision.
When working with home sellers I review the contract with my yellow highlighter at the time of the listing. I want you, the home seller to know what I'm looking for in addition to the price (in the purchase agreement) when an offer is submitted.

Lynda, I am SO IMPRESSED. You did a wonderful job with that video. I tried to do a video of myself and finally gave up and made the video of my voice with a flower garden background. We have an 8 page earnest money contract also. In listening to your video we have a number of similarities but also some differences. A California seller would do good to have a listing agent like you looking after their end of the transaction.

Marchel ~ 8 pgs. is a lot for anyone to digest, imho reviewing in advance always helps. I can't begin to tell you how many agents I run across that do not truly understand the basics. It's something I drill in the agents in my office. the original contract is the "basis" for the entire transaction.

This video is so educational, and focuses on such important information, but it's easy to understand. It demonstrates you know what you are talking about, and the added value you provide by being on the watch for these key items with your sellers. I assume this is, or will be, on your web site?
