There is a lot of talk out there about what a buyers market it is out there.  We work the North Fulton, South Forsyth, East Cherokee and surrounding areas pretty heavily, and anyone who claims there's no softening of the market isn't being honest with themselves.  However, we're not sure it's as strong a buyers market as people are saying.

We recently spent the better part of a month searching for a home for some clients of ours and what we're seeing is that there is a lot of inventory on the market.  Builders and new construction properties are often offering big incentives for contracts on inventory homes.  And absolutely there are a good number of resale propertes on the market.

HOWEVER!  What we saw very clearly is that quality resale properties that are realistically priced and in good condition are not staying on the market that long here.  There were many instances where we identified prospective properties to view through our customized client websites, and when we scheduled the viewings, they were already under contract.

What's the lesson?  There are two.  First, if you're serious about selling your property, and you're realistic about the price and are willing to put in a little work if necessary to get the house in showing condition, it will sell in a reasonable period of time with proper exposure (marketing).  Second, if you're serious about buying, and you expect your new home to be in good condition make sure you're ready to make offers as soon as you start looking at properties.  If you go out unprepared to make offers, you should be ready to watch your dream home get snatched up by another, prepared, buyer.

Bottom Line:  Be Realistic and Be Prepared and you'll succeed in this market.
