As of July 9, 2007, there are 145 ACTIVE listings-of those--10 are UNDER DEPOSIT, and 39 are PENDING closing.
23 homes have EXPIRED, been WITHDRAWN or CANCELLED for the month of June 2007.
Average Days on Market is 86 for the current Active listings
The Active Home prices range from: $244,900 to $1,099,000
This past month of June - 22 Single Family (SF) homes closed with an AVG sales price of $479,727 And an AVG Days on Market of 102 (down from previous month of May with AVG Days on Market being 134, with an AVG Sales Price of $598,179)
As with most local real estate, the Monroe market is seeing a correction and the number of home sales has dropped since 2005. The inventory is up and the number of EXPIRED or CANCELLED listings has also increased. This means that either the home did not sell during the listing time or was taken off the market by the Seller and very possibly re-listed and is included in the ACTIVE number above.
In the past several years, there was a significant increase in the number of new homes being built and subdivisions in Monroe and in 2006 - the most expensive home sold for $1,250,000. Take a quick tour of Monroe to see what a lovely town it is.
