Welcome to the Stow MA real estate market report.

A review of 2009 shows that the number of homes sold, 53, was 5.2% less than in 2008 and the median sale price of $470,000 was approximately 7% less than in 2008.

In December 2009, there were 4 homes sold; the median sale price was $522,000; the average sale price was $543,000 compared with only 2 sales during December 2008 when the median and average sale price was the same at $346,650. 

There are currently 34 single family homes for sale in Stow MA. Five of the 33 already have accepted offers waiting for contingencies to clear. Last year at this time there were 38 listings. List prices in Stow range from $149,900 for a total rehab or tear-down, to $1,095,000 for an antique home on 10+ acres. The price range with the most home for sale is $600,000 to $699,900; there are 10 houses for sale in that range so there are some excellent opportunities for move-up buyers to take advantage of the expanded home buyer tax credit which includes up to $6,500 for existing home owners.

The median list price is up from last year at this time - $581,450 compared with $562,450 last year; and the average is down $531,844 compared with $563,963.
There are three homes with sales pending.
