Yes, you read correctly!!! I ran across this today and it blew my mind!!! I got an e-mail from a client saying that her son would be in town and she wanted me to show him a listing that she is interested in. No problem! Or so I thought....................
After pulling up the listing and grabbing my cell to make a call that I was going to show the place my eyes wondered to the 'realtor only' remarks where I read that I should NOT call this agent! I was to send an e-mail if I wanted to show this home!!! Only e-mails would be accepted, at least 24 hours advance notice required and the combo lockbox code would be e-mailed back!!!

Let's make it even more difficult to sell homes!!! Are you kidding me??? This was a new one!!!

11 Comments on Agent Wants E-mail Requests To Show His Listings!!!
I would email him and let him know I won't be showing his listing.
Maybe you should give this listing agent the benefit of doubt. They could be mute, deaf, or may be suffering from laryngitis. EXiT Realty has a top producing blind agent, I believe in Colorado. Who knows?
There are a few agents around here that only want email communications. However, at least most of them use showing services so the showing appointments aren't the problems it's everything else you need to communicate with them about that becomes unpleasant.
Barbara, i agree with the above responses. Until you know the reasons, it is hard to say. However, I am guessing it is probably an agent that is working elsewhere and can not use the phone during work hours, so email is the way they can respond...There are so many part time agents now it is difficult
Jon - I would love to do that but this woman is really interested in this house!
Randy - His response e-mail had a phone number on it and said something about if he doesn't respond to your e-mail after 24 hours, you are 'allowed' to call him.
Stacey-Ann -I just have to wonder if some people REALLY want to see homes and whether or not their clients are aware of this policy!
Lori - you are right there and it is a sad state of affairs that they take listings since they cannot properly service them.
I would not have a problem with REQUIRING evidence as to who the agent is providing the lockbox combination to. I don't think that is unreasonable and I suspect there is an insurance or property owner requirement so that THEY KNOW who has access.
Your MLS needs a better lock box system.

This happens often in my market; lots with good companies that have help setting up showings. At first I questioned it but it is a good tracking system for an agent and on the reciprocal point you can have a paper trail showing you set up the showing. Agents call me directly for showings but we always cross reference them with their MLS ID.
Oh, this is nothing, wait until your association has the same idea ours just had
"Showing assist"
Supposedly the best thing since sliced bread........................... You do everything right from the Tempo search page and NEVER need to talk to an agent anymore.
I just hate it. I am still old fashioned and I want to sell my listing to the other agent.
Wallace - the problem is agents who pick up their lockboxes in a hardware store and do not use our MLS lockboxes - the problem is not with the MLS
Tom - I always call before showing to make sure the information in the MLS is still accurate.
Anne - I understand!
That is really silly to make it so much trouble

Charles - MY opinion exactly!!! thanks!
