The first thing you have to convince yourself of is to actually track down the FSBO (For Sale By Owner) and talk with them.  If you do this often enough, you should be able to track your listing ratio.  Let's say you talk with 20 FSBO's and you get 2 listings.  Let's also say your average commission is $2000.  If my math is correct this means that for every FSBO you talk to you are actually making $200.  That is not bad for a few minutes of explaining your services.  Sure, you have more time and expense on the ones you actually list that lowers this amount but making $200 per effort makes it sound more rewarding than discouraging.  Besides, getting out and talking with them may lead to a friendship or find out you know some of the same people.  They may even end up sending you a referral!  Imagine their reaction as you walk up with a smile on your face saying, "You just made me $200 richer!"

Hopefully, my other tips that follow will help you to get a higher ratio of FSBO converts if you only end up with 2 out of 20.
