When you go to a FSBO (read Tip 1), make sure you take something with you to leave with them that will help them sell their home.  While there is a chance that you will actually help them enough to sell their home, statistics are just plain against the success of selling as FSBO.  If 9 out of 10 FSBO's end up signing with a Realtor®, you are going to want to be the one they remember.  Some people have made up a kit that is left with them called a First Aid Kit of things that they will need to do to make sure they won't be held liable for something and it overwhelms them to the point of desperation and out of fear they list.  I don't take that approach.  I provide a kit that actually gives tips of what they should do that will actually raise their chances of selling their home.  But if they get ever get ready to list with a Realtor®, hopefully they will remember me as someone who encouraged them and not discouraged them.  In Tip 3, I will give you a few examples (sorry, not all of my secrets will be given out) of what I include in my FSBO kit.

Good points Rob -

    I'm currently a Mortgage Broker, but I should have me RE licence in about a month.

    I see a ton of FSBO's in my area and I want to snag them as efficiently as possible.

   I understand the reasons why people want to do it themselves - but too many don't know what they are getting into.  Perfect example: a friend of mine insisted on selling her home by herself (about 2 years ago) to save "A TON" - Her words!

   Well, it took so long to sell it that they they finally just took the next offer - WAY below what they wanted.  Typical, they could have used a RE agent, paid the comission, sold the house for a lot more and faster.

   She was waiting for the "I told you so!" 

   I like your idea of helping rather then discouraging them.
