This is the final report for Dutchess County real estate in 2009. In this report I will provide you with the statistics for December but will then take you through a period of 5 years to show you how the market performed.
During the month of December '09 there were 144 single family detached homes sold- a 61.8% increase over same time last year. Interestly, the average price was up 18.4% over last year which is an indication more higher priced properties sold. The median price, on the other hand, fell 5.4 % when compared to last year. As you can see from the chart below, the median price has continued to fall since 2006. Available inventory was also down 6.1%. Absorption rate is 12.76 months; so there is a whole year of inventory available.

Single family attached home sales increased 21.9% over last year, same time. Average price was down 12.5% but the median was up 3.3%. Interestingly, the inventory level was up 55.7%. The absorption rate for December was 8.46 months.
