FSBO OR NOT!

It happens to all of us. We go out to list a property and the seller says "I think I will try it FOR SALE BY OWNER". Okay. It happened to me just recently. So I said, "I understand your decision but if you do not sell it in a month I will list it". Then I send the seller a quick email stating the nature of the market. That even when they think they are saving a commision odds are a buyer will come with an agent and the seller's will pay them on the buying side. Then I discuss that they x dollars they think they will save is really time lost from showing it to unqualified buyers, newpaper ads and boring Open Houses. To conclude the emial I tell them to list it on Craigslist and on Zillow.

Today I checked to see if my advice was taken and it was, but by a listing agent. For $5,000 more than I recommended. What happened to the FSBO idea? Where did the other agent come from? Why didn't they just call me up and say could we do a little more on Price? I probably would have told them that it was going to be overpriced. So maybe it is for the best.

When it does not sell... Rember you want to be the second spouse or the third Realtor. It is frustrating to go thru this we all do

More opinions than you want to hear about.

If you really want the expense of an overpriced listing, why not write the listing agent a check.  You will still spend the $$$ and get no results, plus you will not have to hold the sellers hand until it expires.

We have all been there.. Does the $5000 price it out of the market?  Check the expiry date, then load it in to your Top Producer (Agent 2000 or other tool)... and check back when it is time..

I try to avoid FSBOs. Why deal with people who do not value your services, do not think much of your profession and think they know more than you... sounds like these folks... it is more than just a matter of money too. I understand sellers needing top dollar. The old adage..penny wise and pound foolish comes to mind...
