A colleague in my office asked me if I knew of anything good in the $250k range in the Berkeley area, and I joked about finding ANYthing in that range in Berkeley. That left us both wondering out loud, what happened, and how did it happen so quickly? A couple years ago $200k bought a great house on a great lot over there, and today if you're not prepared to spend $275k+, you're out of luck!
It's not surprising, really. The location is great, the houses are cute, etc. But I believe a bigger aspect is the community. Seeing your friends and neighbors strolling along the Tennyson shops and restaurants, attending First Friday Artwalk with hundreds of familiar faces, going to the Oriental Theater to check out a band, these are things that the new urban communties are striving to emulate, and Berkeley has it in spades, and it is real. If a neighborhood doesn't have that little downtown area, it is missing that "it" that so many of us want... as evidenced by the rapidly rising real estate prices in an otherwise slow real estate market.
It is fun to watch any neighborhood take off, but especially one with so many clients happily in homes there! I look forward to running into them at the new Sunflower Market(opening today!), or seeing them at the award-winning BBQ joint...
